Who Pays for a Water Heater in a Rental Property?
A common question we get from customers is who pays for a water heater in a rental property?
Purchasing a water heater outright can be expensive with the equipment costing a thousand to a few thousand dollars depending on the size, brand, model, and energy source, plus the installation cost can amount to an additional several hundred to a few thousand. Water heater rental has become a popular alternative in Ontario for people who are interested in all the benefits of a brand new high efficiency water heater without the upfront cost. Rent-to-own water heater programs often have free maintenance and repairs and other benefits included with the equipment rental for one affordable monthly payment. For renters in Ontario, a question that is often asked is who pays for a water heater in a rental?
The lease that renters sign at the beginning of their occupancy will decide the payment of the fee for the water heater in a rental property. The Ontario government’s 2006 Residential Tenancies Act states that landlords are responsible for providing ‘vital services’, which includes hot or cold water, fuel, gas, electricity, and heat unless the tenant explicitly agrees to obtaining and maintaining the vital services.
Tenants are responsible for paying the water heater rental fee only if the lease agreement explicitly states that this is the tenant’s responsibility.
