Hi AnnaP, our funrace is 26 years old we are looking to replace it now as it is no longer energy efficient, however the only reason it lasted us so long because we had service maintenace done on both our furnace and Ac every second year. Annual maintenance might be a good idea, but i suggest instead of paying money every year just for the maintenance get a protection program which includes annual maintenance it its about $20 a months but that will not only give you an annual maintenance but will cover you for the repairs. How this helps

If your furnace is 10 years old and already causes you probllems get a new one and you will save money not only on repairs but also gas bills

Obviously the higher the rating the better your furnace and for the difference which is only few hundred dollard go for the best out there. 95 % efficient furnace will save you more on your energy bills and will give you a better service
